Little Lever - Burning Issues - March 2010

Racecourse Estate Freeholds.








Recently a Bolton Based company purchased en bloc the freeholds of some 350+ residential properties in part of the Racecourse estate.

This company then did five things.

1) Offered to sell the individual Freeholds to the Leaseholders at what would appear to be a much inflated price.

2) Wrote to each Leaseholder alleging that they were in arrears with Ground Rents by as much as six years

3) Wrote to each Leaseholder alleging that they had added extensions and made other alterations to the house without previously gaining the 'Landowner's Consent'

4) Offering retrospective 'Landowners Consent' at a 'Price'

5) Charging a £45 'Administration Charge' for providing the Leaseholder with any information.

When this was brought to my attention I was alarmed at the nature of the communications which suggested that if matters were not regularised (by paying money) then the Leaseholder would face difficulties with re-mortgaging or selling their houses.

I therefore called a Public Meeting for all the residents affected by this which was covered before and after the event by the Bolton News.

As a result of the meeting a Residents Association has been formed and I will be keeping in close contact with them to offer help and advice.

I have also asked Officers of the Council to check on the background of some of the matters involved to see if the Council can provide some information and assistance.

This is an ongoing situation which of great concern and worry to the residents involved and I will update this Blog as we progress towards a satisfactory resolution of these matters.
